Home Water Damage Inspection Checklist: How to Find Leaks and Hidden Moisture

Water damage is not always obvious. A small plumbing leak, roof leak, HVAC drain problem, or drainage issue can wet materials long before water becomes visible on the floor.

Water damage inspection checklist

  • Ceilings and walls: look for staining, discoloration, bubbling paint, peeling finishes, soft drywall, or sagging areas.

  • Plumbing fixtures: inspect under sinks and around toilets, tubs, showers, supply valves, and visible pipe connections.

  • Appliances: check dishwashers, refrigerators, washing machines, ice-maker lines, and water heaters for active or past leakage.

  • Floors and trim: watch for swollen baseboards, cupped wood, loose flooring, soft subfloor areas, or unexplained odors.

  • Basements and crawlspaces: inspect after heavy rain for seepage, standing water, wet insulation, condensation, and damp masonry.

  • Exterior drainage: check gutters, downspouts, grading, low spots, and water collecting near the foundation.

When the damage may be larger than it looks

Water can travel behind drywall, under flooring, through insulation, and along framing. If building materials have been wet for an unknown period, professional moisture measurements can help determine the actual extent of the affected area.

Avoid electrical hazards, contaminated water, and wet ceilings that appear unstable. Safety comes before inspection.
