Inside a Major Crawlspace Foundation Repair in Central Kentucky

Foundation repair often involves much more than placing a new support beneath a sagging floor. The structure must be evaluated, the load must be understood, and every new support point must begin with a stable foundation of its own.


Phoenix Remediation & Restoration is currently completing a major crawlspace foundation repair project in Central Kentucky. This work requires extensive excavation, reinforced concrete footers, new structural support points, and careful house leveling—all performed within the limited working space beneath the home.

Why This Home Needed Crawlspace Structural Repair


The flooring system required additional support to help stabilize and level the house. Before installing new supports, our team had to access the affected areas, move large quantities of soil, and establish properly located footer positions beneath the structure.


A support post is only as dependable as the footer beneath it. Placing posts directly on unstable soil or undersized blocks can allow settling and floor movement to continue. This project therefore required purpose-built reinforced concrete footers.

Excavating the Footer Locations


Each footer location is excavated to the dimensions specified for the repair. Several excavations on this project measure approximately 24 inches wide, 24 inches long, and 24 inches deep.


Completing this work in a low-clearance crawlspace is very different from digging in an open construction area. Soil must be loosened, moved away from the excavation, and transported through limited access without damaging plumbing, wiring, framing, or other building components. Altogether, the project is expected to involve moving approximately 12 tons of soil.

Building Reinforced Concrete Footers


After excavation, forms are constructed to define each footer. Reinforcing steel is assembled inside the form to strengthen the finished concrete foundation. Rebar chairs help maintain spacing so the reinforcing steel remains positioned within the concrete instead of resting directly against the bottom.

Placing Concrete in a Low-Clearance Crawlspace


This foundation repair is expected to require more than 200 bags of concrete and approximately eight bags of mortar. Getting that volume of material into a restricted crawlspace takes careful planning, repeated material handling, and considerable physical work.


The concrete must be mixed, transported to each footer location, placed around the reinforcing steel, consolidated, and finished. The surrounding work area is protected where practical to keep soil and debris from contaminating the fresh concrete.

Creating New Structural Support Points


Once the footers have cured sufficiently, the next phase involves building the designed support assemblies and carefully transferring the appropriate load onto them.


House leveling must be approached gradually. Raising a structure too quickly or unevenly may affect flooring, drywall, doors, windows, plumbing, and other building components. The objective is controlled stabilization and improvement—not forcing the building into position all at once.

Foundation Repair and Crawlspace Moisture Control


Structural repair addresses the home’s support system, but the crawlspace environment must also be considered. Standing water, poor drainage, high humidity, and exposed soil can contribute to wood deterioration and other long-term problems.


  • Correcting drainage or water-intrusion problems

  • Removing construction debris and excess soil

  • Evaluating damaged or contaminated insulation

  • Addressing microbial growth when present

  • Installing a durable ground vapor barrier

  • Completing crawlspace encapsulation

  • Adding crawlspace humidity control when needed


Depending on the property, these improvements may include professional crawlspace encapsulation or a coordinated crawlspace waterproofing and drainage plan.


Signs Your Crawlspace May Need Foundation Repair


  • Floors that sag, slope, bounce, or feel soft

  • Interior doors that drag or will not latch

  • Cracks developing in drywall or interior finishes

  • Gaps between walls, floors, or trim

  • Leaning, shifting, or improperly supported crawlspace posts

  • Damaged beams, joists, or sill plates

  • Persistent crawlspace water or elevated humidity

  • Previous repairs relying on loose blocks or unstable supports


These symptoms do not all have the same cause. An inspection helps determine whether the problem involves soil movement, inadequate supports, damaged framing, moisture, drainage, or a combination of conditions.
