Start outside: roof runoff and grading matter


Before recommending interior work, check whether outside water is being concentrated beside the foundation. Clogged gutters, disconnected downspouts, low areas beside the house, and soil sloping toward the wall can increase the amount of water the basement system must manage.


  1. Clean and test gutters so roof water reaches the downspouts.

  2. Extend downspout discharge to a suitable location away from the foundation.

  3. Correct settled soil or hardscape that directs runoff toward the house.

  4. Confirm exterior drains and discharge outlets are open and functioning.

  5. Inspect visible foundation cracks, utility penetrations, window wells, and door thresholds.


Exterior corrections may reduce water substantially, but they do not automatically solve every below-grade seepage problem. The final plan should match the building, lot, and water path.


What about foundation cracks and wall coatings?


A visible crack may be part of the water route, but sealing the interior face is not always a complete repair. Crack movement, wall condition, exterior access, water pressure, and structural concerns all affect the appropriate method. What happens after an active basement leak
